Karndean Flooring in new build property’s

Popular flooring for new house build

This is some Karndean Knight tile ranges we have recently installed at two different new build property’s.  One of the most important factors in this type of work is the sub-floor preparation is right before the product can be laid. This involves smoothing  of the sub-floor with screed and applying a damp proof membrane if required.

The pictures below show the floor being smoothed over with a latex screed over a floor that has been painted with a liquid damp proof membrane (DPM)

Moisture in new concrete floors

Most floors in a new build property will take some time to dry out, So with a product like Karndean or any other type of luxury vinyl tile you will either need to leave it long enough to dry or have a damp proof membrane applied. The blue colour on the floor in the first picture is F-Balls F78 two coat rapid drying dpm, This allows the fitter to apply the damp proof membrane and screed the same day once it has dried. This product works on a floor with  a reading of up to 95% RH (Relative Humidity) If the reading is higher than 95% we have other damp proof membranes that can be used.

Luxury vinyl tiles would need a floor reading of 75% RH or less before they can be fitted. A damp floor could make the screed blow and come up off the sub-floor which the vinyl tiles are adhered to. We will always damp test solid floors to check the moisture content.

The almost finished job

The picture below shows the same area nearly finished in Karndean KP104 Light worn Oak, I’m sure you will agree looking a lot different to the earlier pictures.
